L, the stuff clearly WANTS to be burned. In the evening after chopping down the overhanging branches (long story), I stripped off the leaves and chucked a a few on the bonfire to see what would happen. To my surprise, they smouldered for a bit and then burned like tinder. So the next day I put a lighter to the sap, and that caught light as well (does all sap do this? I've never tried before).

I think it's a bit like those trees in Australia that have to be burned every few years. It's their way of killing the competition.

To be pedantic (and I am) the name of the tree is either "cupressus leylandii" or "Leyland cypress".

Apparently holly has inflammable sap but most is not.
