I assume the seller's HIP made the purchase of your new house a completely smooth and painless experience and that you are sending your thanks to the lovely Mrs Balls accordingly.

Funnily enough, the estate agent said that HIPs had speeded up the process slightly, by maybe a week. AFAICS it was £300 down the toilet, but hey, that's a tiny fraction of what the estate agent charged, which in turn is dwarfed by the SDLT that the purchaser will have to pay.

Oh shit! If even you're becoming a fan of HIPs, we'll never get rid of them and the useless "profession" (ie NuLab voters bought with other people's money) they have spawned.
U, don't get me wrong, IMHO HIPs are a load of shit (esp. the energy rating bit), but only a minor expense/inconvenience in the grander scheme of things.
